Roofing & Roofing is a licensed Florida roofing contractor (CCC1337736) based in Port Charlotte, covering Charlotte and Sarasota counties. Every job is permitted through the correct county or city building department and inspected before we call it done.
We work two counties, not the whole peninsula. Roofing & Roofing serves Charlotte County and Sarasota County, Florida: full stop. We stay inside our home ground instead of stretching thin over a bigger radius just to rank for it. That means our trucks are close, our crews know the neighborhoods, and we are never more than a short drive from a job that needs a same-day look.
This corner of Southwest Florida shares a wind climate but not a permitting authority. Charlotte County runs its unincorporated communities, Port Charlotte, Deep Creek, Harbour Heights, Murdock, El Jobean, Rotonda West, Placida, Grove City, through the Charlotte County Building Department, while the City of Punta Gorda has its own building department with its own electronic permitting portal and, notably, a faster over-the-counter path for straightforward reroofs. Sarasota County is similar in structure: unincorporated areas and the southern Englewood/Sarasota corridor permit through the Sarasota County Building Department, but Venice and North Port are incorporated cities with their own permitting offices. Knowing which office to file with, and filing it correctly the first time, is half of what keeps a reroof from stalling out.
Every roof we touch, regardless of which office issues the permit, gets built to the same standard: Florida Building Code 9th Edition, ASCE 7-22 wind loading, and a sealed roof deck with a documented secondary water barrier. Charlotte and Sarasota counties both sit in the windborne debris region with an ultimate design wind speed (Vult) of 150–160 mph along the coastal envelopes, so the code does not bend by ZIP code and neither do we. A Notice of Commencement under Florida Statute 713.13 gets recorded on any contract over $2,500, in either county, before the first inspection is scheduled. That is not optional paperwork: it is what keeps your mechanic's lien exposure clean and your wind mitigation credit intact.
Hurricane Ian in 2022 rewrote the roofing map for a lot of this territory. Charlotte Harbor took a direct hit, and the aftermath is still visible in permit volume across Port Charlotte, Punta Gorda, and the barrier communities down through Englewood. Sarasota County saw less structural devastation but plenty of wind-driven shingle and flashing failures, especially in older North Port and Venice neighborhoods built before the current wind code. If your roof is original to a pre-2010 build anywhere in this territory, it is worth a free inspection regardless of whether it looks fine from the driveway.
